Vecinto

Bringing administrators, presidents, committees and owners together

Everything your community needs, all in one place.

The owners register, the plumber's number, the actas, the house rules, the broken gate and the agenda for the next junta — off WhatsApp and out of the folder on the president's laptop.

No passwords for anybody. Español, English, Deutsch, Nederlands and Norsk. Hosted in the EU.

“Who has the acta?”

Minutes and budgets live in one person's inbox until that person moves out.

“Is anyone fixing the lift?”

The same message, forty times, in a group nobody can search.

“Which plumber do we use?”

A photograph of a card taped inside the meter cupboard, three phones ago.

What Vecinto solves for comunidades

9 things, each one a job somebody is doing by hand today

Stop wasting hours creating new documents each time an owner changes, or the house rules need updating, or you need to share the latest contacts.

1

The register, always current

Every owner and tenant, which apartment they are in, and how to reach them. Each member keeps their own details up to date, and decides who can see their phone number.

2

The numbers everyone hunts for

The plumber, the lift company, the 24-hour pharmacy, the administrador. Colour-coded and one tap to call from a phone — the card in the meter cupboard, but never out of date.

3

Problems, reported once

The gate is broken. Members can up-vote issues rather than sending the same message forty times, so the committee can see what actually affects people — and everyone can see it is in hand.

4

A notice board for the neighbours

A sofa going free, a barbecue on Sunday, the water off on Tuesday. Anyone can post, nothing waits for approval, and it stays inside the community.

5

Actas nobody has to ask for

Minutes, budgets, the insurance policy, the statutes. Uploaded once, findable by every owner, and downloaded over a private link rather than left in a shared folder.

6

The house rules, in everyone's language

Numbered, linkable, and readable by owners, tenants and guests alike. The committee edits them as a document; the numbering takes care of itself.

7

Ready for the junta

Owners propose items, the committee accepts them, and the convocatoria goes out with the orden del día attached. Or, if your administración writes the convocatoria, the agreed items go to them instead — and the acta comes back on their letterhead.

8

Nobody needs training

Every community gets a guide that explains each part in a line, and a table of exactly what each role can do. Written by the portal about itself, so it cannot go out of date.

9

Every comunidad on one screen

For an administrador de fincas: one sign-in, all your communities, and what is waiting in each — the incidencias nobody has answered, the junta with no agenda yet, the owners who never signed in. One click moves you between them.

The acta, on your own letterhead

Record what the junta decided against each item, publish it to the owners and print it. An administración de fincas puts its own name and logo at the top, because the acta is their document — or switches the whole thing off if they already produce them elsewhere.

Not every meeting is a junta

An AGM, an EGM, or just a community catch-up: a get-together where nothing is decided, nobody is convened and coming is optional. The invitation says so, and anyone who has switched meeting emails off is left in peace.

Papers the committee is still working on

A second library only the committee can open: quotations, drafts, invoices and correspondence that owners do not need to see until they are settled. Tick a box and a document waits for the president alone — they approve or send it back with a note, and whoever uploaded it gets the answer by email.

Made to go on the wall

The useful numbers and the house rules print as a clean sheet of A4 that shrinks itself to fit one page, so the list by the postboxes is the same list as the one on the phone.

What each property owes

Upload the estado de cuentas as your accounting software exports it. Every owner sees their own balance and nobody else's, said as a balance rather than a demand — and the junta finally knows how many coefficients are eligible to vote.

Nobody is left behind

See how many owners have actually signed in, invite everybody still waiting in one click, and print a notice with a QR code for the entrance hall — because half a comunidad reads the postboxes and not its email.

On the home screen, beside WhatsApp

Members can add the portal to their phone under your community's own name. No app store, no download, no update to install ever.

The board tidies itself

An event disappears the day after it happens, a sofa after a fortnight, a notice after a month — into the archive, never deleted, and back on the board in one click if it is still wanted.

A record of who did what

Every change to the community is written down with the name beside it, so a disagreement about who removed somebody has an answer. No IP addresses, no tracking — this is a record of the community, not surveillance of the people in it.

Your data is yours, and so is theirs

Every member can download everything held about them, in a form they can read and a form another system could import, and delete it themselves without asking anybody. The privacy notice and the DPA are in the product, not in an email attachment.

Leave whenever you like

Cancel and we send the committee everything — the register, the documents, every acta, the lot — as one file. No notice period and nothing held hostage.

No passwords

Members sign in from a link we email them. Nobody is ever locked out, and the president never resets anything.

Five languages

Every member reads the portal — and every email it sends — in their own. Half your owners are not Spanish.

Private by default

Nothing is public. Each member chooses who sees their phone number, and can delete everything of theirs in two clicks.

Yours to leave with

If you go, we send the committee everything — the register, the documents, the lot — as one file.
